
TIHANY - EXCLUSIVE WINE ESTATE AND PREMIUM WINE CENTER WITH GUESTHOUSE
Project presentation
The aim of the development is to create a small-scale, family-run farm in one of the most valuable vineyard areas of Tihany, which combines traditional viticulture and modern, high-quality winemaking infrastructure.
The project is not about the design of a traditional agricultural building, but about the implementation of an estate center that blends into the landscape and serves both:
viticulture,
wine processing,
the reception of guests,
the wine tastings,
and a representative reception for the owner and his partners.
The development is based on an existing farm building, which is planned to be modernized, rebuilt and significantly expanded, while preserving the character and architectural traditions of the Tihany landscape.
Outstanding location
The estate is located on the outskirts of Tihany, on a panoramic plot of more than 5,600 m2 , where the existing vineyard forms an integral part of the development.
The natural slope of the site allows a significant part of the building to be below ground level, thus:
means minimal visual load,
preserves the original character of the landscape,
provides natural thermal insulation,
and meets strict urban design requirements.
Architectural concept
The concept is based on the harmonious combination of contemporary architecture and traditional Tihany architectural elements .
Viewed from the street, it appears to be a modest, thatched-roof building that fits in with its historic surroundings in size and proportions.
However, in the background, a much larger, modern functional building complex is hidden below ground level.
The materials used:
thatch,
rustic Tihany natural stone,
exposed concrete surfaces,
natural wood-look doors and windows,
green roofs,
which together provide a natural, timeless and elegant appearance.
Functional design
The estate has all the features necessary for the operation of a modern family winery.
The planned building will house:
representative reception area,
showroom and wine shop,
professional working space,
operational storage facilities,
office,
guest rooms,
rest rooms,
kitchen,
toilets,
mechanical rooms,
service warehouses.
The central courtyard provides natural lighting for the underground spaces, while also functioning as a unique, intimate outdoor community space.
Landscape design
During the development, special attention will be paid to preserving the existing landscape.
Part of the project:
maintaining the existing vineyard,
preserving the reservoir, which has been operating for almost two decades,
creating a new interior garden,
natural retaining walls,
economic service roads,
construction of four car parking spaces.
The building and the garden form a unified composition that almost blends into the surrounding landscape.
Adaptation to the environment
One of the most important values of the development is that a significant part of the building's mass is located below ground level.
Thanks to this:
the view of the landscape remains,
the dominance of the vine is not affected,
the building blends almost imperceptibly into the hillside,
while its interiors provide modern, high-ceilinged and bright spaces.
This architectural solution simultaneously serves aesthetic, energetic and environmental purposes.
Urban landscape conformity
The project was designed to comply with Mk4 zoning regulations.
According to the documentation:
the built-up area above ground level is 79.98 m2 (1.43%) ,
the built-up area below ground level is 307.66 m2 (5.49%) ,
the paved area is 74.12 m2 (1.32%) ,
thus, the development complies with zoning restrictions and townscape requirements.
